International Golf Realty Inc requires that applicants inspect the rental property by scheduling a showing with one of our agents before making application. Please inspect the property thoroughly during the showing as the home will be rented in “as in” condition unless otherwise agreed to in writing.
You may download our application and present it to the showing agent or deliver it to our office any time after the showing. An application fee of $50.00 and a good faith deposit of $100.00 must be collected in order to process your application. This deposit is refundable in the event an application is declined. When an application is approved, the good faith funds are applied to the security deposit. For more information on deposits and fees, view our rental policies and criteria in our application.
All residents over the age of 18 must complete an application. ($25.00 per person over 18) Applicants will be required to provide proof of income. Additionally, we will review credit scores and rental history. A background screening is conducted to review, criminal, bankruptcy and eviction records. Each application is reviewed and tenants are selected based on their qualifications as well as criteria set by each individual owner. Therefore, applicants will not necessarily be approved on a first come, first serve basis.

Q: How do I know my property will be ready for me to move in?
A: Applicants must see the interior of the property prior to a lease being signed. The property must be accepted in “AS IS” condition, except when an owner has approved repair of specific items in writing prior to the lease signing.
Q: What are the minimum requirements to rent an I Golf Rental Property?
A: All individuals over the age of 18 must complete an application. Photo documentation is required of all applicants.
Q: What happens to my application fee if I do not find a rental property?
A: Application fees are non-refundable. No application will be processed without a paid application fee.
Q: What parameters will be used in qualifying me for an I Golf Rental Property?
A: We will check your credit history with a national credit agency. The beacon score will be used if available
Q: Why does it ask for refrences on my renal application?
A: We will check previous residency of each applicant. We will attempt to obtain information regarding the last five years of residency. All information obtained concerning previous rental history must be satisfactory. There should be no prior records of evictions or any collections.
Q: Why does the rental application ask for my employment information?
A: Verification of current employment and income verification is next. Gross monthly income must be at least three (3) times the monthly rent amount and debt ratio may not exceed 35%. If there is more than one applicant, then at least one of the applicants must individually meet 100% of the income requirement. Income may be verified by pay stubs, bank statements, and court decree on child support or alimony.
Q: How is my private information handled?
A: All information collected for the processing of the application is considered confidential in nature and for Company use only. If information is not correct on the application, this may be a basis for denial of the application.
Q: What happens if multiple applicants want the same I Golf Rental Property?
A: Normally, applications will be processed on a first come first service basis; however, due to our fiduciary relationship with the owner, if more than one application is submitted before approval can be achieved, we are required to select the highest rated application for placement. In this situation only, those applicants not approved will be refunded their application fee.
Q: How much is the security deposit?
A: The Security Deposit is 120% of the monthly rent.
Q: What if I have a pet?
A: The acceptance of pets is an instruction given to us by the owner of the property. If the owner
accepts pets, a pet rent of $25 per month will be added to the rent amount. No additional animals will be permitted other than the pets listed on the lease and pet addendum.
Q: What day is rent due?
A: Rent is due on the first day of the month and considered late after the 5th of the month. Rent must be IN the office by the fifth, not simply postmarked by the fifth.
